Policies and Guidelines
The following policies have been developed to create a pleasant and safe environment for all owners and occupants of units at Rolling Hills Resort.
All persons renting or leasing an RV site or cabin shall agree to abide by the following policies:
Occupancy
Anyone renting an RV site or cabin must ensure that only the individuals listed in the rental agreement, along with guests or visitors, occupy the site or cabin; no additional persons or pets are allowed.
Guest/Visitor Policy
Guests are allowed to visit renters of the site only when at least one owner of the site/unit is present. “Guest" is defined as anyone who does not live with you full-time. The number of guests shall be limited to 2 (two) persons and their dependent children, unless additional guests have been approved each time by resort management. Guests are not allowed to bring pets.
Visitor Policy
All visitors (including children and adults) visiting our guests any part of the day will be charged $10.00 per visitor day charge and $15.00 for overnight guests. All visitors need to be approved by resort management.
Our current guests who have a RV or rent cabins with us, are the responsible parties for the charges per your visitors.
The resort management reserves the right to limit the number of visitors. Pets brought by visitors are not allowed, unless approved by management.
Quiet Time
Our guests visit our resorts for various reasons, with peace and quiet being a significant factor. To maintain a tranquil environment, we kindly request that loud noises, blaring radios, or music from any equipment be avoided. While radios and entertainment are permitted, please use them sparingly. Additionally, we ask that all noise be turned off or reduced between 10:00 PM and 8:00 AM daily.
Motorized Vehicle Policy
ATVs, UTVs, motorcycles, scooters, or any other motorized vehicles are not permitted to be driven on the resort premises. They can only be used for transportation to and from the resort in a safe and respectful manner. Approval from management is required for any use of these vehicles.
Personal Watercraft
Jet Skis and similar watercraft are prohibited for use on Smith Lake from the resort premises. However, personal watercraft can be stored on a trailer and transported to a different lake for enjoyment.
Tent Policy
Tents are not permitted at the resort under any circumstances.
Pet Policy
Pets are permitted on the premises only after obtaining approval from Resort management. We retain the right to request immediate removal of any pet demonstrating dangerous or unacceptable behaviors, such as biting, excessive noise (like barking), signs of illness, or defecation in public areas, regardless of prior authorization. Guests with pets are accountable for any expenses associated with their pet's removal or any damage caused by their pet. Pets must be supervised at all times and are not allowed to roam freely. They should be in a kennel, cage, or securely leashed when in common areas of the resort. It is mandatory to promptly clean up pet waste. If your pet will be a frequent guest, additional fees may be charged at management's discretion. Management reserves the right to request proof of vaccinations at any time. Visitors can bring pets to the resort only with prior approval from management.
Plants, Trees, and Shrubs Policy
Plants or shrubs in pots or containers not planted in the ground can be taken away. However, plants, trees, or shrubs that have been planted in the ground cannot be dug up or removed without permission from the resort management. Prior approval from the resort management is necessary for planting any vegetation. Remember, wipes of any kind should not be flushed down toilets; please dispose of them in the trash.
Firearms and Fireworks Policy
Discharging firearms is prohibited without permission from Resort management. Similarly, the use of fireworks on resort grounds is not permitted unless authorized by Resort management.
